The Houses

FORM HOMES are proud to commence their second development in the beautiful Mid-Devon village of Silverton. A former public house will be converted into 2 dwellings, each offering 3 bedrooms, 2 bathrooms (1 en-suite) and private & sheltered courtyards.

The Village

Silverton is a large village and parish, one of the oldest in Devon – dating back to the first years of the Saxon occupation. Its location is ideal for commuting to Exeter (8 miles south) and for speedy access to the M5 at Cullompton 5 miles away. The centrepiece of Silverton is a regal, and gnarled oak tree more than 1,000 years old.

There are two inns, ‘The Lamb’ and ‘the Silverton Inn’ – both do hearty pub lunches, and pull popular pints of ale, cider and beer. The shop is a ‘Spar’ mini-mart/ post office, with an adjoining old-fashioned butcher’s shop – delivering select cuts of meat and homemade pastries. The C of E primary school is a good one too, with the Ofsted report to prove it.

Owned by the National Trust. it has been immaculately kept, and inside features elegant displays of period costumes. Furthermore, the surrounding estate, of secret pathways and mottled woodland glades is a magical place to take a stroll.

Kitchens

We’ve used an interior designer to make sure our Kitchens are designed with both functionality and practicality in mind. Featuring luxurious solid worktops and flush unit doors in natural tones they come fully equipped with all appliances including an integrated double oven, gas hob, extractor hood, dishwasher and fridge freezer.

Bedrooms & Bathrooms

Large and spacious, the bedrooms are designed with home-owners in mind. Our bathrooms are designed to be functional and stylish. Bathroom floors are fully tiled, and we also offer you a choice of quality pre-selected porcelain wall tiles.

Energy Efficiency & Central Heating

Our homes are highly insulated. The latest energy-efficient, gas-fired boiler provides central heating and hot water with thermostatically controlled underfloor heating downstairs and radiators in the bedrooms.

Electrical

We include plenty of sockets and USB charging ports throughout your new home. There are telephone sockets in the lounge, kitchen and master bedroom. A Sky Plus master point is included in the lounge and a Sky Plus Multiroom point in the master bedroom. All other bedrooms also benefit from TV points.

Decoration & Internal Finish

Walls and ceilings are decorated in calming neutral tones to provide the perfect canvass to personalised to your individual taste.

Renovation

The building will be extensively renovated with character features retained/restored where appropriate. All external walls will be re-rendered using lime. Both sets of front door steps will be re-pointed. The existing thatched roof will be completely removed and replaced with a water reed thatch. Chimneys will be refurbished/re-pointed where necessary.  All external windows will be removed and refurbished. New partition walls will be of timber stud construction with plasterboard and plaster skim finish. All internal infill areas between existing openings will be timber stud with a layer of 12.5mm plaster board either side plus plaster skim finish. Where infill is between a separating wall the void will be filled with 200mm Rockwool RW insulation – to fulfill fire resistance and acoustic requirements for separating walls – before applying two layers of 12.5mm fireline board either side of stud frame plus plaster skim finish.

Lighting

We install recessed down lighting to the hall, landing, kitchen, bathrooms and all en-suites and provide pendant light fittings in the lounge, dining room, bedrooms, study and family rooms so that you may install fittings of your own choice.

Fire Safety

A mains smoke detector system with battery back-up pack is fitted as standard. For additional peace of mind we in stall carbon monoxide detectors as standard.

External Doors

Our homes are fitted with high performance pre-finished front and back doors with polished chrome door furniture, dead lock and lever latch.

Gardens & Landscaping

Patios and paths are paved with stone slabs and the rear gardens are landscaped.

Parking

There are two off-road parking spaces at the rear of our homes.
